Yesterday, a social media post informed us, the members of Styx River Resort, about a last-minute meeting scheduled for today. Despite the short notice, a considerable number of members showed up to voice their concerns and have their questions answered.
In attendance were John, the resort's management, and his assistant manager, whose name eluded me at the time. The assistant manager diligently took notes during the meeting, ensuring that all the raised issues were documented.
Let me point out that earlier today, John was spotted mowing grass in this sweltering heat. Another member told me after the meeting that he has actually seen him before doing the grass and taking care of things here and there. Not normally a mangers job, however when duty calls.
As we gathered today under the pavilion for the meeting, John was there to listen to all of our concerns. At first you could tell it was a bit tense. It actually looked like everyone was going to jump at him the moment it started. However it was impressive to see how he handled it. From what I understand. he oversees the management of multiple resorts within Ocean Canyon Properties.
To summarize the meeting and key takeaways, the following concerns were brought up:
Grass Maintenance: The resort has been facing challenges in finding reliable workers to maintain the grounds adequately. Despite efforts to hire, the shortage of motivated personnel persists, and actions speak louder than words in this regard.
Wi-Fi Connectivity: A recent lightning strike caused disruptions to the resort's Wi-Fi service. Addressing this issue has proven challenging as fixing one problem leads to others. Ultimately, a complete replacement of the Wi-Fi infrastructure may be necessary.
Sewer Problems: There was a delay in notifying management about a sewer issue, causing concerns about water quality 3 hours after it happened. They are working on a better way to address issues. Although it is deemed safe, the resort decided to issue a boil notice as an extra precaution. The resort invested $16,000 in the past for repairs and now faces another $16,000 expense for a re-fix. Though the frequency of such issues is undesirable, the priority remains on ensuring the safety and well-being of guests and residents.
Staffing Challenges: The root cause of many problems lies in the shortage of staff. The number of job applications received is not meeting expectations, leading to various trickle-down effects affecting maintenance, activities, and other areas of operation. Despite what you hear through the grape vine, they really don't have as many applications as you think.
Food/Restaurant: There is no simple way to put it other than it doesnt make enough money. They had a food truck come in and the food truck simply put it to them that they make more money elsewhere. They are hoping to find other food trucks interested, however this is in the works and yet to be determined.
The Cabins: The recent inspection by the new owner revealed that they did not meet the expected standards. Consequently, a decision was made to remove some of the cabins from the property. The management is actively in talks with several contractors to address the issues with the remaining cabins, and they are currently finalizing an agreement with a contractor, which is expected to be confirmed soon. Rest assured, steps are being taken to rectify the situation and ensure that the cabins meet the owner's requirements and standards.
Promises and Memberships: It has been emphasized that for the sake of ensuring everyone's safety, members will not be hired for certain positions. This decision is driven by the need to avoid any potential access to sensitive information belonging to fellow members. Instead, those roles will be handled by sales professionals who need an up-to-date list of goals, information, amenities, and future plans. Which this will be addressed in Tuesday's employee meeting. It's important to recognize that, at the core, salespeople are dedicated to their craft and focused on achieving sales targets. Not saying that is the right way. Just that sales people are sales people at the end of the day.
Buy outs: I must admit that I am not personally residing at the location; rather, my visits are frequent. Hence, I wasn't able to delve deeply into this matter during the meeting. If someone else is more knowledgeable about the situation, they might be able to provide a more comprehensive insight into the buyout scenario, which I am not well-versed in at the moment. I don't want to give false information.
RV Pads: The matter of RV pads was thoroughly discussed during the meeting. Particular attention was given to the aspects of leveling, necessary repairs, and the electrical infrastructure associated with each site. However, while a definitive resolution was not provided during the meeting, it was indicated that the implementation of improvements in this area is not expected to occur within the current year. It is likely that the matter will be brought forward to higher authorities for further consideration, along with the other issues that were addressed during the session today.
Leaving your camper unattended: During today's meeting, the topic of leaving campers unattended was raised, and the management expressed awareness of potential emergency situations that might require campers to be left unattended for a brief period. However, it was clarified that the policy does not permit leaving campers parked on-site and unattended for an extended duration, only to return days later. The management assured that they will further investigate this matter to potentially address any specific concerns or circumstances related to camper attendance.
During the meeting, several other issues were brought forward for consideration, but a definitive resolution wasn't reached on these matters at that time.
The THC situation. Members stating they can smell cannabis and voicing their concerns.
Being able to buy out, or make reservations the day before.
Kids activities, the need to have more.
The roads and maintenance on them
Numerous additional concerns were raised during today's meeting. However, as I rely on my memory and, let's be honest, it's not as sharp as it used to be with age, I might have missed some important points. From what I understand, not ALL promises from previous ownership will be met.
I think we need to remember that although we might have been around for quite some time, this management has not.
The young man who acquired the resort is only in his 30s and carries significant responsibilities. The stress of this new venture is not underestimated.
This is one resort of many Ocean Canyon Resorts. It does need attention, and they are having a staff meeting Tuesday to go over all the concerns addressed today.
I want to note, John did say that he has to seek approval from cooperate office to approve "Most" if not ALL expenses at Styx River Resort. Most of us know how going up the cooperate ladder can take time and isn't always as easy as it sounds. As a business woman myself, I understand it from another point of view. As a member, its very frustrating. You see issues and want it done now! Don't we all?
While some promised improvements from years ago may not happen immediately or at all, the management is committed to addressing the concerns raised during the meeting. Every issue will be carefully evaluated based on cost, importance, and other relevant factors.
The prioritization process will ensure that resolutions are implemented effectively.
In conclusion, the members' meeting at Styx River Resort allowed a platform for open communication and constructive discussions.
The management team listened attentively, noting down all issues, and is determined to work through the challenges to make the resort a thriving and enjoyable destination for all. Progress may take time, but the commitment to positive change is evident. Rome wasn't built in a day, and the resort's journey toward improvement will be approached with diligence and dedication.
